 How does a home measurement service work?

During a home measurement service, a licensed appraiser takes measurements of your home with a measuring tool — either a tape measure or laser measuring device. As they walk the property, they make note of the layout of the rooms and other features, like stairs, patios, and pantries. They sketch out the property. Then, the appraiser completes a property sketch report showing the total square footage of the home and the general layout. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When should I get a measurement service?

Tax records frequently reflect the wrong square footage because the values can come from many sources, and sometimes go unproven — meaning you may be paying for more square footage than you own! Unless a licensed ppraiser has completed a recent appraisal or measurement service on your property (after any renovation that may have affected square footage), you'll need one to perform a home measurement service before disputing what you're taxed. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.
